Hi! wanted to seek help here..our home we stay was under the name of my half brother who is already deceased for 20 years. how can it be transfer the title to my mom's name since we are the only family left
Your mom and you are the heirs to the property. Both of you need to file an affidavit of heirship at the county recorder's office in order to get the property transferred in your names.

In most cases you will need to go through some form of probate - seek out a local RE atty -they will know your state laws

An Affidavit of Heirship can usually only be done within a certain amount of time, ie 5 years of death. It depends on the state. Consult with a local probate attorney.
