warranty deed

My fiance' who is 27 years old inherited some land from his dad that passed in 2002. He met this lady that manipulated him into signing the warranty deed over because she told him that because of his arrest record no one would buy the land from him. He signed the deed on November 13, 2008 and it wasn't notarized until April 21, 2009. Is this legal/valid? He hasn't received any monetary compensation or anything from this lady nor does he want to. He doesn't want to sell his land to her and this have never been the plan. We need help neither one of us know anything about assets.
As your fiance had signed the warranty deed and transferred the property to the lady, she will be considered as the owner of the property now. If your fiance thinks that he was duped into signing the deed, then he can file a lawsuit against her. He can contact an attorney and take his opinion in this regard.
