I wish to give life tenancy rights to the lady who has lived with me for many years, but will the house to my two daughters. Do I understand that she will be able to live there until death and my daughters cannot sell the house until after her death? What happens if she can no longer live there and must go to nursing home etc? Can they then sell the property? or have to wait until her death?

If the person has life estate rights to the property, then she will be able to stay in the property until death. No one can oust her from the property. If she goes to nursing home, then she can sign a deed and give away her life estate clause which will help other owners to sell off the property.

The property belongs to her until she dies, so they'll have to wait until that event happens.
