My friend O and her sister M bought a duplex.each having 1/2 interest in total property. my friend left her son a life estate and left me as the remainderman on her side. She died 6 months ago and her son who has always been a crack head did not pay any bills and lost power and all serices to the half she left us. He sells crack and has campfires out front at night. The police know it is a crack house and I dont know my rights. M left town and left her side abandoned.The entire property has a crack reputation. No power for 6 months. transients and drug use rampant. What dod I do??

Since your friend has passed away, the life estate will cease to exist. Therefore, you won't any rights as a remainderman. So, you can't do anything about it.

my friend left her son a life estate and he is the one useing the house as a crack house. as I said power got cut and he jacked the meter and the city took out the whole meter .The front door is busted and a window has been busted out.I get the property after he has his life estate but I fear with no insurance on it and no repairs going into it that there will be nothing left. He also sold off all the appliances and the house has trash candles excrement and just piles of trash throughout the place.Surely I can do something to stop this waste.Please help.

Though your friend's son has a life estate, I guess, the property was quitclaimed to you. In such a situation, you are one of the owners to the property and have equal rights to it. You should immediately contact your attorney and discuss your options to save it from your friend's son.
