My questions is my grand parents signed their house over to me, they put me on the deed with a life estate held by my grandparents. I wanted to know if i was able to cashout refi some money out of the propperty. I was wondering if i was able to do so.

Though your grandparents have life estate rights over the property, you are the owner of it. Thus, you would be able to take out a cash out refinance depending upon the equity that you have in your property.
