The title as changed my Mother's home seven years ago to include my sister and I on the title. We each have a third interest in the home. She is applying for a reverse motgage and we have all remained on the title because we have passed the look back period and do not want to undo that or re-set the clock. Everything is fine, but we are told that my Mother needs a Life Estate or be granted life use in order to proceed.
If we do this, will we be re-setting the clock on the look-back? Does doing a Life Estate change the title in a way that would detrimental to my Mother's estate planning?

Unless you're 62 years of age, you won't be able to remain in the property deed in case of reverse mortgage. It should be noted that reverse mortgage is given to those people who are 62 years or more of age. You will have to transfer the property to your mother and this will re-set the clock for the look back period.
