my father has a family living trust, and i stand to inherit his home property that he plans to refinance soon. i am told that when he is deceased, i can just continue to make payments on his mortgage and nothing further needs to be done. how then can i get this property in my name?

Are you mentioned as a beneficiary in the trust? If yes, then the proeprty will get transferred in your name as soon as your father is deceased. The property doesn't have to go through probate and you need to file the death certificate to change the property in your name. As far as the mortgage is concerned, you can refinance it in your name or just continue paying the monthly.
