Houses in a Living Trust

My dad died. His house is in a living trust and was left soley to me. How do I get it in my name? Will the morgage company throw me out or try to take the house from me?

You will have to contact the successor trustee who has been pre-appointed by your father. That trustee will manage and distribute assets according to the trust's instructions. If the property was left to you, then you will have to refinance the loan in your name. Once you do so, you will be liable for the loan. If you make regular payments after that, the lender will not take away the property from you.

He died two years ago and we havent told anyone. Is that a problem?

I don't think it would be a problem that you did not inform about your father's death to anyone else. Contact an attorney and he can also help you in transferring the property in your name.

I do not know why not you tell the news of death of your father to anyone.

Is ther any specific problem?

You can transfer property to your name.
Is there any will of your father?
Consult attorney for further legal proceedings.
