Transfering property to mother.

I have 3.26 acres on which sit 2 manufactured homes. One is mine one belongs to my mother. I pay all property taxes and the land is in my name. She pays property taxes on her home only. I want to sell but I need to cut out some land for her. Can I do this with a "Quitclaim Deed"?
I guess I should have mentioned that I live in Texas. I've Texas can be a very unique state.

Hi blueagle,

If the land has mortgage, then I don't think that the lender will allow you to divide the property and sell it off to someone. If the property is owned free and clear by you and your mother, then the division of land is allowed. In that case, you may use a quitclaim deed to transfer some portions of the property in your mother's name.
