Quitclaim deed

Posted on: 07th Sep, 2010 09:54 am
My husband is deceased and I am wondering if I need to transfer my property i.e. house and land to my son. He has left a load of medical bills that I do not want collectors to be able to put a lien on my property for. Will a quitclaim deed do this or do I need to sell the property to him?
hi karenrals,

you can use a quit claim deed in order to transfer the property to your son. you do not need to sell the property to him. however, if the creditors have already filed a judgment, then transferring the property to your son can be considered as fraudulent.

thanks
