putting minor grandchildrens name on propety

I purchased a property over 6 years ago and a quit claim form was received and notorized but I didn't record the deed. I would like to give the property to my minor grandchildren with their names on the title. How do I go about doing that?
minors cannot be property owners. what you'd be wise to do is to set it up as a trust, to ensure that your grandchildren would have an interest in the property when they become of legal age.

would i need the orignal grantor of the quick claim deed that was notorized 6 years ago to do any additional paperwork since i did not record the quit claim deed yet? or can i just quit claim it to my grandchildren with an adult trustor also on the quit claim deed? i would like to record it today for my health isn't doing well.

you need to work with a financial expert - someone who knows how to set up a trust for you, and who also has some experience and expertise with the quit claim process. the prior party has nothing to do with this transaction.

Hi debraweir,

As quite sometime has passed since the original deed was signed, I think it will be difficult for you to record the deed now. You will have to ask the original grantor to sign a new quit claim deed. I would suggest you to contact an attorney and take his opinion before recording the deed.
