Mom got house in divorce 12 years before it was paid off. The mortgage co. didn't provide any deed and someone contacted Mom "in reply to her questions about surveying her property". Since she didn't request anything like this I looked at her sale papers and the house is still in Dads name. Thinking that the new wife is thinking about playing some dirty pool I went and filed the divorce papers with Real Property in the city to show a legal court ordered document showing transfer of property. I was told it would be best to have a deed filed and I would like to get something that is fill in the blank and I'm not sure what deed form to use

Your mother and you should contact a real estate attorney and take his opinion in this matter. He will go through the case and let you know what deed your mother needs to file in this case.
