I have durable power of attorney for my mom. She in in a nursing home and I need to transfer her condo into my name and have her quit her claim. Can I do this by myself with a notary public?

as you have a power of attorney from your mother's end, you can sign a quit claim deed and transfer the condo in your name. however, if your mother is on medicaid assistance, then the transfer of property can make her ineligible for medicaid benefits. thus, it would be a good option to take the opinion of an attorney before getting the property transferred in your name.

Has it occurred to you to seek legal counsel to obtain a specific answer to this question?
I can't imagine a situation in which what you propose to do would be ethical.
