hi,
we are both on the title and i am alone on the mortgages. we are getting divorced. i want my spouse to quit claim her interest in the property to me as part of a settlement.
will the banks holding the mortgages have any objection to this? will it make the mortgages due in full? will they force me to refinance
everything?

I don't think the banks will have any kind of objection to your spouse quitclaiming the property to you. You have mentioned that the mortgage is in your name only. In that case, the banks would not ask you to refinance the mortgage.
