Is is worth trying to get the house in my name?

My Mother and father passed away when I was 14. I got a copy of the deed a year ago from the county and it still has their name on it. They did not have a will. I am 30 years old now. I have a younger brother who is 23 now. At the time of their death a family friend took us in and raised us at my mother's home. Well after turning 17 he started asking for rent so I would give it to him. Not knowing full well what is going on behind the scenes. Well $36,000 is owed in back taxes, he never paid the taxes on the home. He still lives there. My brother and I no longer speak. The family friend gave my brother $20,000 for his wedding as his share to the property. I have gotten nothing and it is heresay about the money he received but I did not get zilch and would like to keep my mother's home. Since my brother and I no longer talk can I try to claim the home and put it in my name and the taxes would be owed? If he claimed half then he would owe half the taxes? Any input would be greatly appreciated. It feels like I lose either way.

Welcome to forums!

As the property is still in the name of your parents, you will be able to file an affidavit of heirship at the county recorder's office. However, your brother will also be able to claim a portion of the property. Once the property is transferred in your names, you can pay off the back taxes and save the property.
