my parents own the house i live in. the mortgage is in their name but i pay it every month. we do not want to refinance to get my name on the mortgage/title as i might not qualify because of credit issues.
would a quit claim deed work just to have my name on the house in case anything were to happen to them?
i have a quit claim deed form and from what i can tell if we use it the property would be solely mine and that is not what we want. am i missing something on the form that will just add me to the property and keep my parents names on it too? we don't want me to have sole interest as that would involve the mortgage company. what is the best plan of action? thank you for your answers to my question.

You can definitely use a quitclaim deed in order to add your name to the property deed along with your parents. While filling out the quitclaim deed, your parents will have to write their name as grantors and your name as well as their name as grantee to the property. This will help you in adding your name to the property.
