I have a persons name on my property deed that initially signed as a witness (I thought) but later appeared next to mine on my property tax bill. I thought nothing of it because I brought the property and pay it's taxes, and the idea of it never became a problem or an issue until now.
Now this person have on going credit problems and has become a liability and I'm afraid that person creditors will eventually come after that persons assets (which my property is not one of them), and put a lien on my property. Question: Can I remove the name myself, because my name is the lead name and purchase the property and pay it's taxes?
And/or do I need that persons consent (hostile environment)?

JRamon just to clarify, your name is on the deed only, not on any loan, is that correct?
If thats the situation then, I am not sure why you are concerned?

There are two names on my tax bill mine and the other person. I own the property outright (it's paid for), and I paid for it.

You'll have to ask the other person on the property deed to sign a quitclaim deed and transfer the property to you. You cannot remove his name from the property yourself.
