taking a name off of a deed

My mother put my name and my brothers name on a deed for a condo in Fl. My brother does not want to help financially anymore to pay the maintainance etc...there has been ongoing disagreements regarding this property. My mother wants to take his name off of the deed. Is this possible?? Thank you.

welcome margo,

quit claim deed is one of the ways to remove a person from the property deed. but, in this case, i would suggest you to take the opinion of an attorney before you take any steps to remove minors from the deed.

my grandmother has her daughter on the deed for about 7 years now. she wants to take her daughter off the deed and put me and my husband on the deed. but her daughter does not want to sign her name off, what can we do.

Hi barbara,

Unless the daughter signs a quit claim deed and transfers the property to your grandmother, you won't be able to remove her from the property deed. There's hardly anything that can be done in this matter.

Hello,
I would like to know the procedure for selling vacant lots in Texas? I would like to do so without a lawyer. I just do not know how to go about it. There will also be a promissary note that has to be drawn up related to the property. That note will end in 7 months and the full amount for the 2 lots will be paid.

Welcome walter,

You can list the property in the market in order to sell it off. If you get buyer for your property, you can give him the option of owner financing and let him/her know about your terms and conditions. If he or she agrees to it, then you can go ahead with the deal.

I would like to remove my deceased husbands name from the mortgage that both our names are on. I live in Nevada and I am primary on the loan. I want his name removed because anytime I get a check for over payment of escrow I have problems cashing the check. What should I do?

you will have to refinance the mortgage or go for a novation in order to remove your deceased husband's name from the mortgage. you need to contact your lender in this regard.

Mom and my sister were on title of property together, sister forged my Mom's name off of title and notary agrees it was a fraud signature of my Mom. Prior to that sister had elderly mom 76 sign a 2 million dollar mortgage loan and Mom did not see one penny of the mortgage loan.
Now sister took the title to the bank for another loan and the bank gave it, the bank did not check title to the house now bank wants to settle for a mere two hundred dollars sister claims she is broke after taking the two million dollars and Mom's name was taken off by fraudulent signing of her name to be off of deed. What can I do?

You and your mother should contact a real estate attorney and take his opinion in this matter. The attorney will be the best person to guide you in this matter in a better way.

My mother took out a loan on her home and years later added my brother onto the title, since then she has passed away and there is still money owing on the loan what does my brother have to do to keep the house can he just pay for it in her name?

Welcome jojo,

Your brother can refinance the mortgage or assume the loan and then pay off the dues in order to save the property from foreclosure.

I was engaged to a woman and like a fool when I purchased a home I put her name on the deed but she is not on the mortgage. she wants out of the relationship but refuses to sign a Quitclaim. Do I have any recourse to get her off my deed?
