Taking a name off a house deed

Dad did his daughter a favor and signed a deed to a house for her and her husband some years ago. It was suppose to be for a few months that he would have his name on the house. Now it's been 3 years that his name is on it. The problem is, the mortgage company calls dad and says they're not getting any payments for the house. The daughter says she's paying the mortgage every month, so why is Dad getting all these calls? Dad wants to know who she's paying if he's getting calls saying they're not getting paid. It's been several months of this and Dad wants out of this before he gets into trouble. His good credit is now turning bad because of this. She won't take his name off the deed - or doesn't seem to care as Dad is still waiting for an answer for months now. She refuses to talk to Dad and Dad is stressing out and worried he may get into trouble because she's not being responsible. She takes it lightly like it's nothing. What can he do to take his name off the house if she's not cooperating? Thanks.
the daughter needs to refinance the loan in her name and take full responsibility of paying it off. once the daughter refinances the loan, the lender will stop calling the father as he will not remain liable for the mortgage any more. the father needs to negotiate with the daughter and sort out the issue.
