Nephew on House Deed

i'd like to add my nephew to my house deed and i realize i need a quit claim deed but don't want him to have access to anything until i die. do i need something other than a qcd? thank you. kathie
Hi hanwhit,

If you don't want your nephew to have access to your property unless you die, then you can draft a will and declare him as the beneficiary. After your death, he will have to probate the will and then transfer the property in his name.
