my townshouse is in my name and my husbands. my husband just recently passed away. what kind of deed to i need to record - quick claim deed? If so, would I have to word it differently because of my husband's passing?
donna, if your ownership jointly was "with survivorship," it is my belief that you'd not have to do anything further. the property would then simply be yours solely.

If there is no will, then you can record your husband's death certificate at the county recorder's office and then file an affidavit of heirship. This will help you in transferring the property in your name.
