My sister wants to transfer property deed to me as she is not expected to live much longer. What is the quickest and most cost effective way to accomplish this?
The land is only in her name and does not have any mortgage liens against it.

If your sister wish to transfer property ownership as at your name. You can use quitclaim deed to transfer property instantly & you do not need to spend more money to transfer property.
Tell your friend to sign quite claim deed.
This is the fastest & easiest way to transfer property.

Your sister can use a warranty deed to transfer the property to you. You have mentioned that the property is free and clear. Thus, it would be better if she uses a warranty deed to transfer the property rather than a quitclaim deed.
