my father died without a will. he owns a condo with a small mortgage balance. their are four adult children who are to inherit the property, he is divorced. my three siblings have agreed to give me their interest in the property so i can refinance the mortgage to my name and retain the property. what should have i have them sign renouncing their claim to the property? will a quitclaim deed work?

There was no will and in Maryland when you die in interstate with no spouse your estate is divided between your children. My plan is to continue to allow my younger brother to live in the condo however I am the one incurring all the fees for everything, mortgage etc.. I am looking for a way to have the other siblings sign off their interest in the property w/o having to hire an attorney. I thought using a quitclaim deed would work.

As there is no will, you'll have to file an affidavit of heirship and transfer the property in your name. Then you can add your younger brother to the property deed with the help of a quitclaim deed and let him stay in the property.
