I am asking this question for my 80 y.o. aunt. Her husband died last month. There hom in NJ was in his name. Her name is not on the deed. There are no children involved. She wants to sell. What is it that she needs to do, can she just sell, or is there initial paperwork she needs to complete? Thank you

Your aunt will have to get the property transferred in her name by filing an affidavit of heirship at the county recorder's office. This will make her the owner of the property. Then she will be able to sell off the property.
