What happen if the owner of a land died without a valid deed?

MY GRANDMOTHER DIED FEW YEARS AGO BUT SHE NEVER MADE A VALID DEED FOR A PIECE OF LAND IN FLORIDA. I HAVE BEEN PAYING THE STATE TAXES SINCE THEN. I WOULD LIKE TO KNOW IF I STILL HAVING THE OPORTUNITY TO RETAIN THE LAND TAKING INTO CONSIDERATION THAT ALL THE BENEFICIARIES AGREED TO GIVE ME THE TITLE OF THIS LAND.

It will be quite difficult for you to claim the property if your grandmother did not have a valid deed to it. I would suggest you to contact a real estate attorney and take his opinion in this regard.
