i was contacted by a family member that his mother died and that the property taxes were 3 years behind and the property was going to be sold by the county and that if i paid the taxes that i could have the property.
the problem she died unexpectedly with no will and in its her name paid for. its was known she wanted her son to have it well he is in prison and wont be out for atleast another decade.
and his brother and sister want nothing to do with it and cannot be found.
can the one son sigh a quitclaim deed to me?
then apply for a quiet title?
how can i get the property in to my name?

As the mother is deceased, the children will have to file an affidavit of heirship at the county recorder's office and get the property transferred in their name first. Then, they can sign a quit claim deed and transfer the property to you.
