My father and mother own a home. I have the deed here before me. My Father passed away in 1999, with no will. My mother wants to transfer the entire property ownership into my name. Wondering, what would be the best way, especially if my father is on this deed and is passed with no will, no nothing showing what his wishes were

Your mother can transfer her share of the property to you by signing a warranty deed. However, as far a your father's share of the property is concerned, you will have to file an affidavit of heirship at the county recorder's office.
