How can I transfer joint property ownership to only one

My father and I own property (no house) in North Carolina. There is no money owed on it. He wants to go ahead and give to me as for the past several years I have been paying the property taxes and all the home owner dues. He lives in Florida and I live in Texas. Is there a document that will be valid to deed over the property to me in these 3 states to send to the county where the property is located?
quit claim deed. is there also a mortgage on the property?

The property is in North Carolina, so you would use a NC quit claim deed form.

Welcome to forum

As you have stated this is 100% owned by your father and there is no mortgage on it so quit claim form will suffice for the transfer of equity from your father to you. This is the simplest route to get it done.

Hi michaelharnage,

A single deed won't be valid in all the states. You will have to get hold of a quitclaim deed of the state where the property is located. The deed has to be notarized and recorded at the county recorder's office where the property is located.
