You can ask your mom to modify the terms of the trust so that it states that the house is to be given to you instead of the other 4 people currently mentioned in the terms of the trust after her death.
But if she wishes to transfer ownership of the house over to you right now then a quit claim deed can be used.

I agree with Miller. You can ask your mom to change the terms of the living trust so that the house goes to you after her death.

My mother left me in her house as a life tenant. I have sisters who are also beneficiaries to the estate. The county tax collector told me that I have to fill out a form so the house isn't reappraised. I thought since the house is in a living revocable trust, that no reappraisle or change of title needs to be done. Does a change of the title of the house have to be done, and does the house have to be reappraised?

Call the tax assessors office if you live in CA to get the form. Prop 58 form.
We live in Texas - Does this effect her Will which her home not mentioned

The fact that you live in Texas will not affect the will in any way. She can declare 4 of her kids as the beneficiary to her assets and live in the property until death. After her death, the 4 kids will have to probate the property and then it will be transferred in their name.

i am unable to sell my calif lot for a reasonable amount. may i quit claim it to my daughters. there are outstanding bills for septic plans and other bills owing in my name. i cannot pay these, as well as irs and other debts, all in my name. i only receive $812 SS a month. i must be able to use whatever proceeds from the lot sale for my future. that is all i have. i live with and depend on my daughters for help now.
