It will be a risky purchase if your friend cannot hand you the title papers. Both of you should arrange for proper documentation and then think about the property.

Mobile homes are usually registered with the state motor vehicles department. You can probably go down there with the mobile home VIN and get copies of the title and transfer documents. Do not buy from anyone but the owner of record. If you can't locate the owner, there may be a process with the DMV to claim an abandoned mobile home.
