transfer of ownership

my father owns a property and has the deed .he wants to give the property to to me and I would then like to use the equity to then rebuild and have some cash out availible how do we go about this?
Hey i am new on here. I came accross this forum I find It truly accessible and it's helped me out alot. I hope to contribute and help other people like its helped me.

Welcome kelbel,

You can use a quit claim deed and transfer the property to your name. After the property is transferred to you, then you can apply for a mortgage in your name.
