We are two persons that want to tranfer the property rights to only one person.

you may transfer the ownership rights of a property with the help of a quit claim deed. both of you have to sign the quit claim as grantors and the person getting the ownership mentioned as the grantee. the quit claim has to be notarized and recorded in the county recorder's office in order to make it valid.

jenkin is right. both of you can use a quitclaim deed to transfer the property to one person. you should take help from an attorney who will help you to make the deed valid. notarizing and recording the deed in the county recorder office is very much essential.
now if you have mortgage on that property, the quitclaim will not remove your name from the mortgage. so be careful and request the grantee to refinance or do a novation to release your name from the mortgage. you should also consult with the lender in this regard.
