I recently paid off my mortgage. My husband and I have been seperated for 17 years but still jointly own the house. We agree that we would like to transfer ownership of the house to our two sons . What would be the easiest and cheapest legal way to do this?

Quitclaim deed will be the best way to transfer the ownership of the property to your sons. However, you can only do this, if your sons are adults(18 years of age). You can get online quitclaim deed forms but it is always advised to draft a quitclaim form from the attorney. Also remember to record the deed at the county recorder's office.

I agree with Sussane. Quitclaim will be the best option for you to transfer the ownership of the property to your sons. However, this will only be possible if your sons are adults.
