Hi.
My brother and I are co-successor trustees of my mother's trust and also the sole beneficiaries of the trust. Right now, her house is still in the trust. We have recorded an Affidavit of Successor Co-Trustees with the county, but we are now ready to transfer the property out of the trust and take title to it as joint tenants. Am I right in thinking that all we need to do is file a preliminary change of ownership and a new grant deed transferring from the trust to us as joint tenants? Thanks in advance for your help.

As far as I know, you'll be able to transfer the property out of the trust with the help of a grant deed and filing the preliminary change of ownership. However, you can also contact an estate planner or an attorney and take his opinion in this regard.
