Hi frattler!
Welcome to forums!
As you're parents are deceased, you can't use a quitclaim deed to get the property transferred in your name. You'll have to file an affidavit of heirship at the county recorder's office and get the property transferred in your name.
Feel free to ask if you've further queries.

Hi frattler,
I agree with Sussane's opinion. A quitclaim deed cannot be used in your situation as your parents are deceased. You can contact a real estate attorney and he will help you in filing an affidavit of heirship at the county recorder's office.
Thanks

You could do a Google search for quitclaim deed with your state's name in parenthesis, but the safer way is to go to the Probate Court office and ask someone at the desk what you should do, because you don't have the money for a lawyer right now.
