In attempting to close on the sale of my elderly mother's home, it was discovered that the previous owner (who financed the loan for my mother) never recorded that the loan/mortgage was satisifed. The previous owner is now deceased. I have contacted her only heir, a daugher, who has indicated she would be willing to sign anything necessary to prove that my mother did, in fact, full pay the loan in full in 1995. What documentation, if any, would be sufficient to clear this matter.

A lien release certificate would be required in order to prove that the loan was satisfied by your mother. This will also prove that the property is free and clear of any liens. I would suggest you and the previous owner's heir to contact an attorney and do the needful in this regard.
