Okay. Ex-bf and I started living together in his mom's house in 2003. We moved into our own apartment later that year and then bought a duplex in summer 2005. For the past five years we have lived in one side and rented the other.
I have moved out. I took my clothes, books, etc. but didn't remove anything that could be considered "joint" property.
Now I have two problems. First is that the tenant has an expensive maintenance issue. Second is that I want to sell the house and he doesn't. I do not want to continue to subsidize his living there. If I calculate him paying "rent" for the side that we (now just he) live in, then there is no additional money owed on the mortgage (his rent + tenant rent = mortgage). Do I have to pay 1/2 of his rent until it sells?

If you're one of the co-borrowers of the mortgage, then you're liable for the mortgage payments. If your ex-boyfriend does not pay the mortgage payments in full, then it will have a negative affect on your credit report. So, I guess, you will have to keep making the payments until the property sells off.
