Preparing Grant Deed

Hi, how would someone go about transfer interest of a property to a new owner so to hold title a joint tenancy?

My brother and I currently hold title as joint tenancy and he wants to sale his interest to my sister. My sister and I like to hold title as joint tenancy.

Would my brother state on the grant deed that the title will be held as joint tenancy and would I need to sign that as well?
Or
Would my brother leave it and default to tenant in common and after wards my sister and I do another grant deed as joint tenancy?

Welcome to forums!

Your brother can file a grant deed or a quit claim deed and transfer his share of the property to her. Then you and your sister should contact an attorney and sign a new deed to own the property as joint tenants.
