My mother passed away last month and left me the house. my credit is not great but i make ok money. will i have any problems getting this switch over.

did your mother leave the property to you through a will? if she did, the property will be probated. if she did not, you will have to file an affidavit of heirship with the probate court to get the title in your name. but is there a mortgage on the property? in case there is a mortgage on it, you can check with your lender if you can take over the responsibility of the loan through simple assumption. with your not-so-good credit, it seems impossible for you to refinance the loan in your name.
