Hi mixermech,

Didn't the person from whom you bought the property signed a quitclaim deed in your name when she sent you the deed? I guess both the names of the mother and the daughter are on the deed. As far as I know, the death certificate of the mother needs to be filed at the county recorder's office so that the property is transferred in the name of the daughter. Once this is done, the daughter needs to sign a quitclaim deed in your favor.

Thanks
