my husbands grandparents want 2 deed 25 acres to my husband & his sister. they want 2 continue 2 pay property taxes & live there until they r unable 2 do so anymore. can they do a quitclaim or do they need a contract from an attorney?

If the property is free and clear, then your husband's grandparents can use a warranty deed in order to transfer the property to your husband and his sister. They will even add a life estate clause in it which will help them stay in the property until death.
