what is a quick deed

This is not 'quick deed'. This is actually Quitclaim deed which is mostly used for the property transfer within the family. It doesn't assure you that the title is free from lien. If the property is mortgaged then one should inform his lender and take his confirmation before quitclaiming.

Quitclaim deed is a kind of legal document that helps you to transfer the real estate property to some other individual. To make this deed valid you should notarized and record the deed in the county recorder's office.
