Is indeed a quitclaim deed the necessary form for my father. He wants my brothers to inherit his homes in the event of his death.

my dad owns two homes. he wants my brothers to inherit them (one home each- each brother) in the event of his death. he does not want them to be co-owners only to inherit the homes when he dies. is the quit claim deed the form to be submitted and recorded. we want to make sure there is not a problem when the time comes for my brothers to inherit the homes. thank you very much.

Your father can use the quitclaim deed in order to transfer the property to your brother. But this has to be done before his death. After his death, a quitclaim deed cannot be used to transfer the property. Your brothers will have to file an affidavit of heirship at the county recorder's office in order to get the property transferred in their names.
