Quit Claim Deed VS Warranty Deed and "Property Description"

I am trying to decide which form to use. The situation is this: My husband's grandmother is living in a nursing home and we are going to put the house in our names to keep from going through probate when the time comes. DO we need Quit Claim or Warranty Deed? No money will be exchanged, but we don't want to go through probate. ALSO, when filling in the Quit Claim I started, I wasn't sure if I needed the PLAT description or the ADDRESS for the description of the real property. I'm desperate to get this thing done tonight, as I have to send it across the state by morning! Any help would be greatly appreciated.
I would use a Warranty Deed and use the PLAT description.
