in 2003 my ex husband and i purchased a home in ohio. he was the primary borrower and i was the co-borrower and also released my dower rights. in 2007, during our legal separation, i was able to modify the loan without him. in 2008 we divorced and he signed a quit claim deed. in the decree, i was to refinance the home in order to release his name off the loan. i am currently trying to obtain an fha steamline refi through a differant bank. according to the underwriter, i have followed and met all criteria. however, the processor put a suspension on my application stating that my name was never on the original account to begin with. does this have to do with confusion on the quit claim and dower rights? i am so confused. what can be my next step?

If your name is mentioned on the property deed as one of the owners of the property presently, then there should be no issues with the ownership. I think it will be better if you could contact a real estate attorney and take his opinion in this regard.

If you meet all the required criteria of the lender regarding the loan, then the underwriter shouldn't create any problem in approving the loan. I will suggest you to contact other lenders and apply for a loan.
