My mom is giving me a house and we need one of these forms that is best for this

the quit claim deed is the best way to transfer ownership rights within family members. your mother has to sign the deed as the grantor with your name as the grantee. then it has to be notarized and recorded at the county recorder's office.

A quit claim deed does not transfer an interest in property. A quit claim only means you are giving up your interest is a property. The better way to transfer property is with a Grant Deed. You can do a google search to find a good form. Usually, the deed should be recorded in your county recorder's office.
