what is correct language to use to transfer only a 1/2 interest

You can use a quitclaim deed to transfer half of the property to someone else. You will be the grantor of the property and your name as well as the other person's name will be mentioned as the grantee to the property. You can even contact a real estate attorney and he will help you in drafting the deed.
