Quit Claim Deed

i closed on a piece of property on september 3rd. on september 21st the title company filed a series of 5 quit claim deeds. one of the deeds was granting a public walkway down my property without my knowledge or written approval. can this be valid if it was done with a quit claim deed?

It's not legal. You have already closed on the property, then they cannot quitclaim it without your approval or written knowledge. I think you should consult an attorney in this regard. Moreover can you please tell me why the title company filed 5 quitclaim deeds?

if that's the only 3 words you read in his post, that would be the correct 3 words. i would only add one word: "immediately."

No one can file a deed on your behalf. Only you can sign a quitclaim deed transferring your property interest. A title company would never do such a thing.

More likely, these were existing easements on your property, which the easement-holder relinquished by using a quitclaim deed. If not, I am sure there is an explanation. Ask the title company, or consult with a real estate attorney.
