Will a Warranty Deed take care of this situation?

My mother wants to transfer the title to her house and lot to me before she dies. She will continue to live in the house. She simply wants to transfer the title to me. Is a Warranty Deed the proper form for this?
a quit claim deed may actually be easier to do.

Welcome to the forum.

If the title is free and clear then your mother can use a Warranty deed to transfer the property to you. Otherwise she can even use a quitclaim deed. BTW you will have to notarized and record the deed in the county recorder's office.

A warranty deed is the proper deed. She may want to keep a life estate in the property. Check with a local real estate attorney about that.
