My father died and his second wife got a quitclaim. what does this mean? Is she transferring her interest on the deed to us?(His children) and what does that mean or is it giving her some kind of rights or do we still own this land?
I think it should be your stepmother got a quitclaim from your father died. It mean that your stepmother got a property from your father. So ,it doesn't mean she transferring the deed to you. So. maybe you will loss the land's ownership.
This is my opinion. you'd better waite to view the opinion of anyone else experts.

Your stepmother didnt get a quitclaim deed she got the title to the property by right of survivorship if she was on the title of the home when her husband (your father) died. If she wasnt on the title at the time of her husbands death but was living with him there are alot of state/inheritace laws involved so if that is the case check with an attourney. But whatever the case unless there is a will clearly specifying who gets what surviving spouse is most likely to get the home.
Hi, evolovik26.
charo has said his(her) father died and his second wife got a quitclaim from his(her)father. this is according to the rights of survivorship.
but you said the stepmother didnt get a quitclaim deed, can you tell me why? beacuse I don't completely understand your explanation. thanks.

Hi Charo,
Welcome to the forums.
This implies that your father's second wife has received a share of property through a quitclaim deed. And, if she has been in joint tenancy on the property along with your father, then it is possible that she has received it through the rights of survivorship. However, whether you will get a share of interest will depend on whether you are named as grantees on the quitclaim deed.
